
Management Plans
Designed to guide newcomers through the
first years of rural land ownership, be it
for conservation, food
production or just pure enjoyment,
these plans include the basics of what will
happen each quarter of the year, as the
client moves
gradually through a planned development,
towards a defined goal.
The cost
savings resulting from such a plan can be
enormous, particularly in avoiding mistakes
and resisting that desire to rush off
and make an expensive purchase, just on a
whim.
Business Plans
These comprise much of NewLandOwner's work
and are frequently linked to a desire to
establish a home on what is often, a green
field site.
Having through discussion, discovered which
enterprises our client will most enjoy, we
compile a detailed plan containing the costs
and returns for each enterprise, together
with the acreage and man hours it will
require.
Should the client be seeking to acquire
planning consent for living accommodation,
then our Business Plan will clearly
illustrate how it is possible to generate
profits equivalent to an agricultural
workers wage. Surprisingly perhaps, it is
possible
but not necessarily advisable, to do this
from as little as three or four acres (1.2
to 1.6 Ha). Larger areas however give
greater freedom to include a range of
enterprises, which will be more enjoyable
for the client and easier to manage. If new
farm buildings are required, then twelve and
a half acres (5 Ha) is a critical size,
above which planning applications for farm
buildings become much easier.
Appraisals of Need
An "Appraisal of Need" spells
out the critical reasoning why it is
necessary for someone to live on site and
should answer all the planner's objections
to the application.
